FAQs about auctioned properties

An auction is a legal process whereby certain assets (e.g. a property) of a borrower are liquidated (sold) publicly, so the lenders’ claims may be satisfied.
  • As of 21 February 2018 auctions in Greece are carried out online through www.eauction.gr/en (Electronic Auction System).
  • Each e-auction is posted on www.eauction.gr/en and carried out by a certified auction officer (notary).
  • A property is liquidated during a compulsory public auction when an enforceable title (e.g. payment order or final court ruling) is issued, which is also sent to the debtor.
  • In the next stage, the auction is published by the bailiff: the seizure report extract is drafted and posted on the Published Auctions section of the Bulletin of Judicial Publications of the Lawyers’ Insurance Fund (https://deltio.tnomik.gr/).
  • Once it is published on the Lawyers’ Insurance Fund, the auction officer must post it on www.eauction.gr/en, the website where auctions take place.

The auction administrator may list the auction on the eauction.gr up to 3 business days prior to its execution.

Only natural persons or representatives of legal entities can participate in e-auctions, by:
  1. Registering as a candidate bidder on www.eauction.gr/en.
  2. Declaring their intention to participate in a specific auction.
  3. Providing a guarantee deposit equal to 30% of the starting bid.
These actions must have been concluded at least (3) business days before the set auction date, by 15:00.
Once this deadline has expired, the auction officer reviews the applications and supporting documents, and finalises the list of candidate bidders eligible to participate in the auction.

Auctions take place on Wednesdays, Thursdays and Fridays, at 10:00-12:00 and at 14:00-16:00 (12 5-minute extensions)

Before deciding whether to participate in an auction, we suggest you read the Candidate Bidder User Manual. It would also be a good idea to proceed with further inspection of the property you may be interested in by a lawyer and/or engineer.
